With that being said, I personally know several people who've had tenants that stop paying their rent and try to hang around for as long as possible. 

Again, it gets back to your overall view of the economy and the near future.I would sit out investing near term (12months). 

That way I wouldn't be subject to long term capital gains tax and save a decent chunk of change.Also, my understanding of gifts, in this case money, is that there is a yearly limit to how much you can give someone without having to fill out form 709.

In addition to the aforementioned reasons (I am in profit from the hard money loan and the positive testimonials from some long-term members), I had already invested 50k to join and there was no way to get that money back.

When buildings like this do come up, it's usually placed on the MLS, but you're gonna need to keep an eye on the market for long stretches of time.

And is it something you see yourself sticking with long-term, or do you plan on exploring other asset classes?
