They had carpeted the bedrooms and common areas, and the living room was still original wood...well I decided to pull up the old carpet and lo and behold - original wood in pristine condition.

My client's living room is completely unbalanced and odd looking because this wasn't done, which I had to hide with some fancy drapery "magic" that was expensive.

And that’s fine it’s not like I will out live the depreciation.

But if it’s in the main living area and the space is already tight, then getting rid of it could help you maximize the layout.

I do recommend on higher end properties adding TV channels and Spectrum has a live TV stream app (no more boxes, I also imagine other cable providers so as well).

If you and your husband own the relinquished property in your individual names, and you intend to own the replacement property in an LLC, if both you and your husband are members of the LLC it will be deemed a partnership unless you live in a community property state. 

I am also putting together my own syndications to help other investors increase returns but even more importantly give them the time to live the life they want.
