I don’t know where this is at currently as we are in Minneapolis, but as far as I can tell it’s been a bit of a boondoggle! 

And yeah, 15-20% was what I was normally seeing as far as an overrun which is where the contingency came from. 

There is so much cost to running a (any) business, even changing a light bulb is expensive for a PM.

You will want to check to see why it is so high.

When most of us were 21, we were thinking about stuff other than real estate.May want to check out @Jered Sturm's path as he started in real estate during college and now is a syndicator.The first paragraph says it all. 21 is SO young.  

I have seen properties show up as far as ~$50k lower in annual revenue than in realized income, so know that the numbers aren't always perfect!

That is why the acronym BRRRR is so popular and it has a track record of winning because inside that BRRRR is a metric that can be measured and replicated.

As far as general strategy,  start with long term rentals.
