Get them to be hard working because, honestly, who wouldnt want to.. as a contractor.. have consistent work from me? 

Also, consider raising capital after doing the first few - consistently building your connections while learning as you go. 

If you do those things consistently and carry appropriate types and amounts of insurance you are going to be protected. 

STR and MTR income can't be used unless you've had it consistently for I believe 2 years.

Tenant has been making consistent payments so far so that's not the issue.

While this amount of evictions seems higher than normal, even for a rough area, in general low end areas = fewer qualified tenants = more tenant fraud and more consistent evictions.

I would suggest building your CORE 4 which consists of a great realtor, contractor, property manager, and attorney after you choose where to invest in.
