Additionally I have seen some colleagues years ago (before I started helping others) lose a lot of money by making some counter-intuitive mistakes and then have a very bad taste in their mouths concerning mobile homes.

This makes intuitive sense as people/institutions with high incomes are buying property for investment.Per the case shiller index, the 20 city average is only 11-12% away from the July 2006 highComparing to previous highs isn't terribly relevant, in my opinion.

I haven't been to Newberg much, but it intuitively feels like a good investment --> Newberg : Portland as Napa : San Francisco circa 1995.

I have never personally used it, but I hear that it is great for small companies and that it is very intuitive, but it is not as robust as QB.

Some things seem intuitive, no one ever there, house in disrepair, yard hasn’t been maintained, etc, but I’m guessing there’s probably a lot more I don’t know to look for.Thanks again!

Most Contractors won't provide a free estimate unless you have the property under contract, so you may have to pay a GC ($150 to $250) to come out and provide a preliminary estimate.Otherwise, if you do make an offer on a property make sure you have an Inspection Clause that allows you to renegotiate the deal if repairs are more than initially anticipated.Once you complete your first few rehabs you will have much better intuition into what repairs cost in your area.I have a spreadsheet in my fileplace that you can use for a template if you are interested, see below:https://www.biggerpockets.com/files/user/drobertson/file/house-flipping-spreadsheet-6-lite
