I hear of all these great profits that are being made investing in real estate that has a major “business” component, like small assisted living properties; rooming houses; sober living arrangements, etc.  

@Maciej G.Maybe someone with a local jurisdiction could chime in but at far as international building code goes- there is a heat minimum for a home - but like I said some local areas could have their own laws regarding this.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

We in our lease addendum have language that the property is X years old and may require components to be replaced which is not uncommon and no rent reduction or hotel will be provided.

In Mass, that means that all components are double-wall, non-corrosive (fiberglass).

Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.
