We're also looking at Vegas, Kentucky, Florida, Texas ... essentially wherever the numbers will work.We realize that it'll be an unlikely opportunity to "start" with an apartment building or MH Park, so we'll probably work with a SFR flip first, for the cash infusion, then start working on some BRRRR multis until we get a foundation that will allow us to go for the bigger deals!

I am just contemplating, but I would assume the bright and multiple color styles could have had something to do with the fact that new, artificial materials were being used for the first time and these materials could be more easily infused with color than the natural wood and stone materials of previous construction.Another thing I have noticed is that there are a lot of beautiful wood floors covered in crappy old carpet.

-low expectations for landscaping-seeing decent inventory of rental properties hitting the market-perfect place to park some equity in long term buy and hold as the market it a bit boring and steady....sounds like a great place to let my tenants slowly pay off all my mortgages :)Con’s-Less susceptible to major up cycles/appreciation-limited jobs and minimal job growth into abq-heavy competition of investment infusions, I think average DOM is 40.

You are correct in your statement BUT (another big word) there are many things you can do to correct a sour situation. some of the things I can see are  finance to a lower  payment loan (infuse cash if you have to BUT not the best idea.
