What Kelvin is referring to is arbitrage (borrowing money at a lower interest rate then what you lend it out for) but the anology is a bit of a stretch for the following reasons: - Security: One is safeguarded by the FDIC, the other is secured by real estate quite often in a inferior lien position

Adjustments for sale price would be reasonable for superior/inferior unit mix (studio v. 1 bed v. 2 bed, etc), building size, condition, and location.As for your analysis of GRM, you might want to make sure you're comparing apples to apples.

They get it wrong on location (using comps from inferior neighborhoods), condition/quality (using fixer-uppers or cosmetic rehabs as comps for a gut renovation), and date (using comps from 11 months ago in a rapidly appreciating neighborhood).The results can be wildly different.

Home owners do get confused and mess up actual facts, but any mechanic lien would be inferior to all the mortgages on the property so none of it is an excuse to not pay the mortgages.
