Incorporate what if you die, what if you or a partner want to sell how do you value, opening bank accounts, contract signing, etc.  

Really your reply is the kind of thing that has made Bigger Pockets so valuable for people like me with more limited access to a broad range of more experienced professionals.

While this kind of investment might be of interest to someone who "invests" in crypto, I don't see this going mainstream.

Everyone that has more than 1 or 2 properties should have some kind of basic spreadsheet that demonstrates how much that property is bringing in after all your fixed costs are accounted for, at a minimum - PITI, lawn care, HOA fees, etc.

What kind of business are they running where they "need" money to buy materials? 

I was looking to see if anyone had any other creative ways to connect with lenders for these kinds of loans.

Kind of a pain and also both less transparent and less efficient than before, but not drastically different. 

And dont know about Ken.. but his partner for sure was very versed in sub to.. the information was accurate as we both kind of played in the northwest sandbox . and before sub to foreclosure rescues / rent backs became illegal in about 08 I personally did a few hundred of them.
