if they are quoting really high SEER  rated units it’s probably not impossible though. 

Repairs- Impossible to answer that question as it's dependent on the home6. holding costs- zero7. reserves- In my opinion you should have between 3 to 6 months of reserves. 

My lawyer said that if the past owner (the husband) is not interested in getting the house back it will be next to impossible to overturn the foreclosure based on that title issue.

The CC&R's would need to be amended, and per Section 10.2 of the CC&R's I located, it is nearly impossible to amend the document. 

It is also impossible to compete with all the on-sight resorts at "all" the theme park tourist traps that offer tons of perks you can't compete with.   

It’s been sitting on market for $2.8M…. chris what type of property.. commerical  MF   or SFR vacant etc.. to this makes a huge difference.. what I have seen over the years is high end SFR s  U know the 12k sq ft mansion in Atlanta where they say the value is 5 mil.. but no one will pay more than 3 mil.. so to me those are impossible to value.

Not impossible but harder than it should.
