@V.G Jasonyes - the variable in a lot of these posts is often the poster, and not the deal.should a brand new investor with $0 buy a random house in Ohio that needs $37K of cleverly hidden Capex because it will "cash flow" $117 a month if that Capex is ignored?

This exclusion allows you to ignore up to $250K of capital gain (or $500K if married filing jointly) on the half that you live in.

I have been ignoring a lot of her communication because deep down I dont want to actually split the portfolio or buy her out of her equity, I am just fine continuing along the path we are on. 

Pessimistic minds are the ones who ignore opportunities and you don't wanna be on that team.- Things will take time, effort and hardwork to mature.

We couldn't make any deals work (we were so ignorant), and it set us back many years because we didn't buy anything.
