I ended up hiring an architect for floor plans and to deal with the city.

hire a VA on upwork to do that for you.

You can hire a transaction coordinator to handle the paperwork (they can't legally create contracts, just chase signatures). 

Get your reps in.

Contact them up, I spoke with a rep that was at BPCON this year and it was all amazing from what I heard.

Also (if you choose well), you are hiring a manager who has many more years of experience than you can ever hope to have, and will avoid rookie mistakes.The downside is that not everyone feels comfortable doing due diligence on sponsors.

The rep from their company that accidentally called me this morning was calling from Florida. 

I do most of the putting out fires, hiring handyman, bribing people to not leave a bad review because they saw dust on a ceiling fan blade (lol). 

Personally, Id hire someone who will either straight up guarantee or all but guarantee you'll pass if they do the work.

I could be wrong..Also since your a licensed agent why don't you just start your own company and hire experience managers to work for you..
