Might undervalue it like mobiles or manufacture homes get a lot of tmes .. which then makes it hard for buyers to get financing .. so with that in mind as long as you go into it with the assumption that your buyer may have to have a large amount down or all cash then your ok .. because .. the plus side it it is generally much cheaper to build a container house ..up to 56-60% but i would budget about 25-30% cheaper to be on the safe side .. also they go up quicker if you're u have someone who knows what they are doing .. biggest problem is getting the R value from siding and insulation high enough and safe from any toxic fumes they may have .. i think there is non toxic spray foam but i know isulation is a concern as is mold because of the insulation issue ( vapor barrier ) at least the sites a read ..

As far as drugs, I would deal with it in a non-curable breach of contract section such as: Non-Curable Breach of Agreement: Any of the following events will be deemed a non-curable breach of this Lease; (a) Police raid upon your Premises; (b) Your arrest for possession/sale/storage of any narcotic/controlled substance/chemical or herbal contraband in or about the Premises; (c) Failure topermit Owner's entry to the Premises following receipt of adequate notice; (d) Failure to cooperate with Owner or any pest controller/fumigator/exterminator following receipt of notice of such services; (e) Defaults by you causing Owner to serve more than two notices to pay or quit, in any twelve (12) month period; (f) A misrepresentation on your Rental Application; (g) Delivery of any security door/gate key to anyone not party to this Lease.

Most of the time, humidity problems in a crawlspace or basement are from lack of vapor barrier on the ground, incorrect grading of the lot so water is forced towards the house, drainage from downspouts, or ingress through the wall from incorrect drainage on the exterior when the crawlspace or basement is well below grade.I do not do mold remediation, but owning a pest control company we do come across other issues associated with moisture, especially in the crawlspace, and bathrooms.

The situation resolved itself because they decided to move out, and as a precaution I took up the new flooring, installed a vapor barrier, and installed new flooring on top (painful since I had installed it all a year before, but in the end it really just came out to a few months profit).
