If your looking to house hack I recommend you research the VA habitability requirements.

I try to avoid that with screening, charging late fees and serving the notice to quit any time rent is late by even one day to avoid anyone getting behind on rent and developing bad habits, good management, quarterly inspections and mutual respect with residents.

There are some exceptions: if landlord can prove it causes undue financial or administrative harm to landlord; the animal is a direct threat to the health or safety of others (bodily harm)...

appreciate you taking time to reply, that's very considerateI was going to put the property in the LLC anyway for the normal reasons - I don't think there's any harm in that for now, I'll keep consulting for the main point for what parts might look like a "sale" of the property.

The LLC is doing no good and is actually harming your plans.

If the property is in a habitable condition at the time of purchase, and will have an income that can support the purchase price, these are a great option for many investors as long term permanent debt.Where I think the waters get muddiest is with people seeking "gator lending".

A majority of retail agents and brokers do have an understanding of the investment space, If an agent wants to focus on solely investment and wholesaling, what's the harm of working with a brokerage that specializes in that pathway of real estate?
