Is it best to approach an architect or a land developer for what I am proposing?

Keep in mind I dont do rental properties we do land projects new builds and capital partner with other developers who need capital.. 

.- Both Sterling and Bank of Marin offer financing to TIC developers for acquisition and renovation of buildings that will then be converted and sold as tenancy in common.

There is so much growth here - population growth, job growth, and companies moving and developing here.

Hands down other than major developers hedge funds and big time syndicators the biggest money in real estate today is the successful Guru trainer etc..
