The biggest ways IMO are MLS data, multiple solutions for sellers (off market cash deal or listing), ability to rep. yourself on your own deals (saving on commission).Commission savings adds up fast when you're doing multiple deals a year.That being said, there is cost to having a license so if you're only doing a couple deals a year then it might not make as much sense.

Doing nothing may be correct for one person, and engaging in a complicated entity structure may also be correct for another person depending on the situation.Each real estate investor/professional has different risk tolerances, different levels of savvy, different abilities in terms of bookkeeping, different estate plans, if one has an estate plan at all, and different relationships.

Don't quite understand what you mean.Wholesaling has nothing to do with where you grew up.Wholesaling (as well as any other business) is about lead generation.I didn't grow up in NYC, and if I were to wholesale there I would dominate that market with my ability to rank websites #1, dominate online presence, credibility, and competence strategies I can apply to my online image.I think this is why so many people are "afraid" of wholesaling.Break wholesaling down into its most basic elements.

FYI in cleveland when the city sees the owner as an out of state entity you are put right in the cross hairs and they will literally go measure the grass and fine you and make it a criminal offense. so in cuyahoga county yes i agree to use a LLC but I would do an ohio one.

While passive rental income is possible, managing it across borders can be tricky and may incur extra costs like foreigner withholding taxes and specialized tax filing.Financial Accounts (Roth IRA and HYSA): From what I understand, if you were to leave the U.S. without citizenship or a green card, your ability to contribute to a Roth IRA would be affected as you would likely no longer have U.S.
