It allows you less money in the deal, and exponentially increases your cash on cash return, starts your time in the market sooner, and allows you to start saving money on living expenses faster.

The sooner the better and hopefully with as little damage to the property as possible.

Some of our highest priced neighborhoods in Milwaukee (single family over a million) are 100 year old homes, clearly class A.Co-Star has a different rating system using 1 to 5 stars based on building criteria, for example does the building have a gym and a concierge.

Since I kind of messed up with not noting the issue sooner, I'm going to be accommodating and waive late fees and set up a payment schedule over a couple of months to make up the lost rent.... but I'm not eating the full $$ or even a portion of it.

How much sooner could you have that property rented if you paid to have it done? 

I know that searching for financing sooner than that is appealing, but the best rates that I have seen all require closing after 90 days of ownership.I will usually kick things off around day 60 of ownership and plan to close within four weeks of that. 

Would it be worth it to offer a gym membership as an amenity? 

The sooner you all realize this, the sooner you will actually have a CHANCE to become reliably successful!

Is it worth using those contigency funds to help fund the roof or put that money towards principle so I can reach 20% equity sooner.
