Hi Sherry,I live in Long Beach, so know the area.We do a little property management, and some flipping, so always have our ears to the ground for properties.

I’d be very grateful for any advice or recommendations on how best to approach these modifications.Also if I were to refinance in the future to pull out cash from the property, is this something that banks could refuse to lend on if I have code violations of lets say a wall that was moved or removed?

You can keep it under control a little by keeping the grass constantly cut and nothing laying around the house on the ground..

It'll be the most accurate talking to boots on the ground and not an algorithm.

We're doing a ground-up construction project in a booming spot on the Pacific Coast of Mexico.

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust). 

So I would be grateful for some suggestions.
