You’re unlikely to find discounted properties on the market unless a listing has been sitting for 60+ days and the seller is getting real desperate.

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."  

We get inquiries all of the time on Airbnb/VRBO/etc for large group functions at our properties, even if we say in the listing it is not allowed.

There is no doubt that the markets you listed will have better initial cash flow.
