Memphis can be a tough market to analyze since an area can change in a few blocks so a generalization even at the smallest area which is a census tract,  the demographics can change radically and especially in areas that are in transition.

Would like to take a look at what generally does well and how close to FMV tracts often sell for.Thanks!

Regardless of your primary geography area there are other "hot spots" that have good activity and know that areas real estate cycle and whether you should buy or sell on that part of the cycle that tracts pricing. 

You will most likely have functional obsolescence not found in the newer infill and tract homes.
