Cleaning fees per stay are listed separately on hosting sites (taken into account with nightly stay cost) & will allow pets with an additional pet fee.Areas seeking advice:- Platforms that work well for these type of property listings in the Philly area- Typical timing for inquiries from guests for mid-term rentals in area (1 month out, a few more months out, etc.)- Amenities or specific photos that “pop” to drive interest on these listing platforms for mid-terms- When to start looking at shifting strategies: Mid-term -> long-term, furnished vs. not furnished, independently managing vs enlisting a property management company, etc.Appreciate any and all advice!

@Clara Anderson For Mid - hight appreciation, I would look at Tampa Heights, Ybor and Wellswood in Tampa.In south Tampa, lots of fixers uppers are 3/1 block built in the 50s but your entry point will be in the low 300s at the very minimum.

I regularly see people asking for a mid-term lease, laws for mid-term rentals, where to advertise mid-term rentals, etc.Most long-term leases are unfurnished and tenants set up their own utility accounts.

Mid-sized multi-family is always going to be better (more reasonable prices) than larger multi-family, simply because there is less demand for mid-sized (30-80 units) than the larger or smaller properties.
