Let's of NYC investors look at other cities in NY, Rochester, Buffalo, etc... they can drive to them to see them, and they know the state well enough to feel comfortable.Most of the rust belt cities in NY offer cash flow as well. 

I know what I would do for my market if it were a long-term rental in valuation, I don't know how investor buyers do it for STR.

If the Investor does not disclose to the seller how this process works and the Bank calls them yes you will have a mess and may be hard to undo.
