I had one building I turned it into a condo and sold the storage condos to the floating homes on the Columbia river.. that was a good play.

Some of these syndication deals have fixed rates for 30-35 yearsI have a 7/25 with no balloon...fixed for 7 years, floats for the remaining 18 years...hybrid product.

In a down market, you can float low ball offers, but in a fast moving market, all you are doing is wasting the agents time.

If you are looking for more appreciation, better quality tenant, and are ok with the thing just floating itself until you can pay down the mortgage and realize the appreciation, then I would go PA.

They love managing agents instead of selling and closing deals and more power to them if that floats their boat it's just not my ideal thing to do.I am not against maybe eventually having a few agents but any of them that make my life more stressful or difficult would be be going bye,bye real quick.
