@Hobart KingHi Hobart,if it were mine, I'd find 3 workmen (state licenced contractors) who can re-do the lath and plaster and get bids from them, as well as 4 references each (12 phone calls) for recent similar lath and plaster work.

Using fictitious numbers:-house would rent for $2K per month, you pay $1K in rent the roommate pays $1K; plus you and roommate split utilities-mortgage, taxes,etc (ie anything not covered by a normal tenant) cost $1500 per month-profit is $500 ($2000-1500), so $250 for you and $250 for himAny repairs that come up, split the costs down the middle, including large expenses (this is where you need to save some of that $250/month you are making).Now back to the initial investment of $60K.
