I am currently searching for a job in property management because I feel it will give me solid experience and knowledge to tackle my own properties one day (and I am in need of a career change).

What made you interested in investing in this type of deal?

You FEEL one, and you KNOW the other.

You'll have tenants that don't pay, damages made, and potentially other disasterous situations occur on your properties.

From a tax perspective, you'll want to take what you paid for the property plus calculate the improvements you made to the property during your time of ownership.

I think our best client in the last 4 years we probably made them $750,000.Then I get the call from the one property owner trying to nickel and dime me that we will charge $190 for his townhome and he can get someone else to do it for $125.

I will ask the seller for a concession to replace the wiring, which could be $10k-$30k, but I have a feeling they will reject.
