We refinished Floors, New paint on all walls and ceilings, new light fixtures, rebuilt entire back deck, painted entire exterior, trimmed large oak trees where branches were hanging over the roof.

All that being said, it might not be worth the cost of putting in parking, just be aware on the front end that you’re reducing your end buyer/rental pool by not having it. 

Meaning if the borrower stops making their payments the investor can lose all of their investment.

For example, I've used several banks for loans: Flagstar Bank, All Western Mortgage (a broker), PenFed Credit Union (HELOC), NewRez and probably a couple others I'm forgetting.

Considering moving, but we have no interest in losing this property - it’s unique and a great investment asset all things considered.I have no experience whatsoever with renting out a property.

We do lending and we ask the question - if you have been doing this for ten years and don't have any money where did it all go? 

Currently we are finalizing paperwork and figuring out what insurance we need and just trying to figure everything out all at once.

Should be a great investment when it's all said and done.
