@David YoungRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

A few months go by and unbeknownst to me the escrow account had now drawn negative which triggers the lender to no longer apply what’s considered a “partial” payment to them, given that I’m now paying less that what’s due given the escrow increase required but not relayed to me even though I expected it at some point.Last month I’m on Zillow looking at the value of my properties.

(Not a lawyer so this is not legal advice) You've listed all the reasons why people fire property managers, it sounds like they've just done a poor job of meeting your expectations. 

I think investors need to have the correct expectation going in or they will be disappointed regardless of who is involved.

There are several companies that send letters and some are active on Bigger Pockets.However, I would caution you to set expectations appropriately.1.

If your property’s rehab isnt wrapped up until 2025, your current rent roll might look a bit different than what your lender expects when they run the numbers.

What are tenants expecting in terms of updates?  

I still get junk leads but that is to be expected on just about every online lead platform.

Were revenues as high as you expected them to be?
