Cleaning, Maintenance, posting ads daily/weekly to fill spots, bookings, book keeping, maintaining the relationships with marina, restocking, scheduling, praying the weather is warm and sunny so it rents (life shuts down around here when there is rain/tropical storms/hurricanes in the forecast).

So, if you decide to pursue a cost seg study, I recommend finding a firm that provides a Perpetual Cost Segregation Study with annual, evergreen reviews to find expenses from dispositions, additions, favorable changes in tax laws while also using the changes to drive lower insurance and property tax premiums.

@Bryan Hartlen, my main point is that you need to have an idea of what your investors are looking for, and it seems you have that.As for technicalities of extending, I am in deals that have defined lives but conversion to evergreen fund rights.

You have different SEC exemptions, you can setup your waterfall in infinite ways, you can charge any fees you want, it can be a fund or a single asset syndication, it can be closed end, open ended, evergreen, etc.But ultimately, you need to convince people you meet you know what you are doing and will be a good steward of their hard earned money.

An often rule of thumb is anything under a million purchase price, syndication won't make sense (debatable but still a rule of thumb).However, if you run through a fund, your creation of paperwork is one time for say 12 months, or even evergreen in some cases.
