Basically, I would err on the side of caution and only list the actual rent.Hypothetically, if you don't list the late fee on the five day notice and the tenant proceeds to pay all rent owed but doesn't pay the late fee, what have you lost?

A suggestion from the county would be not to sell an acquired property for one year per a litigation period where the property owner is allowed to contest the sale in court, just in case it was an erroneous sale.
