Generally dealing with an agent is more professional and less emotional than dealing with a seller directly. 

You are competing with emotionally driven buys of primary residences.

When people are asking these basic question I read it and understand it's not a knowledge based question, it's an emotional one framed as a knowledge question.

The clients that I get very concerned about are the ones that are telling me how to do my job.Overtime, they become the most expensive in your business because they take an emotional toll as well as more actual time.These people are almost never satisfied and are quick to jump the gun on everything.

If I end up rebooking the dates I can have a conversation with the guest but that is my rule. follow the cancelation policy and don't let emotions get involved.
