@Hector Espinosait's fine to invest out of state, you just have to do more than look at properties on Zillow. 

There is a fine line here. 

A lawyer advised me to dissolve the business because we can't fulfill the purpose of the business then sell the lots. which I'm fine with but I really want to keep the lots and build on it.

Most were fine, several outstanding.

You can continue to operate and if there is no fire and no decks collapse you are fine. 

Your intention is perfectly fine.

It is fine to pay your bills with it, but as soon as you received your pay-check pay.

So if a bathroom sink is going to be replaced in exactly the same location, you'll be fine, but if you're moving it a couple feet over to accomodate a larger tub, then yes, you will need a peermit and inspection.

I would think a Waste clause would cover the  P  I  G tenants fine.

If they are off-market, you can share a lot without the address and it should be fine.
