While I realize that if a person really wants to find out who owns the LLC, they ultimately can with some personal effort or potentially the courts, I didn’t want people to be able to easily look up that information online (ie a simple Google search).

The key is to generate a solid list that starts with high equity homeowners and you can layer on top other filters like Notice of Default, downsizer, absentee owner, etc.In my experience, the goal isn't to make someone consider an offer on their home, they're either going to be interested in selling or not, you can't control that, but you can control trying to figure out is they have any interest and finding out their motivation.

Make sure to work with a realtor who is also an investor who can easily plug you in with their systems and network of lenders, GCs, PMs - someone who will have your best interests.

I have a high income as a healthcare professional, so the negative cash flow I can easily manage. 

That said, a Solo 401k can easily invest in wall street by opening a brokerage account.  

The property owners suffering the most are those that have a roof older than 15-20 years, or those that are in flood zones, both of which can be easily mitigated in your search

So when the foreclosure is attempted they end up getting cancelled and it creates the Zombie foreclosure.What would be interesting is finding a way to easily locate a list of zombie foreclosures.John I had my first one as well. got contacted and owner said bank just mailed the deed.. saying they delayed foreclosure to long.. the seller was about to lose it in 48 hours at tax sale  so I cured that.. and then did a JV with him taxs were 20 some grand.. 

just look at sales and you can change to filter to recents. 

One thing with a  LLC is that you can get Business Line Of Credit easily..

Often times the inspection can be scary, but reality can be remedied easily.
