I believe this market cycle is topping, and one should tread very carefully before investing more money into an 'unsure' property.That does NOT mean to stop investing; just make sure you aren't trying to catch a falling knife in an unsure environment. 

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

utm_source=...I think the nearest Hospital is 26-30 minutes away - maybe too far for a tired nurse to get off her shift and drive sleep.Does the salmon run go thru that river in the fall? 

But, if something doesn't change in the economy, they will fall behind on credit cards, then mortgages, and things will begin to fall. 

They will also not have Worker's Comp, which makes YOU liable for any injuries to his workers if they should fall off the roof.Go with the more expensive guy.
