My new tenants included a spry 93-year-old woman, an ex-con with a huge pit bull, a hacker slacker, and a man with some kind of mental disability.

We are both veterans (she is 100% disabled) and have been wanting to do something with the little money we have and gain financial freedom.

If something should happen to one of you, i.e. disability, have that spelled out.  

A lot of folks out there on disability, unemployment, low paying jobs, living at home with their parents, and so on, they all need to live somewhere and it's not going to be a Single Family House. 

During the inspection, we had trouble getting into one of the units because the tenant, a disabled veteran who has lived in the property for 8 year, was giving me and the inspector a lot of trouble.

I intend to create a passive income stream sufficient to take care of my disabled daughter after I am gone.

But rather than warning the user to be careful... they decided to disable that option all together? 

What are some ways to overcome the disabilities that come with investing at a distance, such as not being physically present to inspect properties, or even close the deals with sellers? 

Also I heard that being a disabled vet waves the funding fee, but what if you were granted disablity after acquiring the loan?
