Have a sample wholesaler contract , then show them yours .

I know it's not exactly a large sample size and I used her as a PM before working through her on purchases but it does have several advantages:1.)

If you want some samples, I have some distribution and fee samples I have been providing people.

The IRS describes 6 different methodologies: detailed engineering from actual cost records, detailed engineering using cost estimation, survey or letter, residual estimation, sampling or modeling and rule of thumb.

my sampling of those podcast showed them to be rather Upper-Canada centric ... nonetheless they can be entertaining and do contain the odd bit of usefulness.

For the roof you get core samples as some owners just like to throw another layer on top but the substructure is falling apart and the whole roof needs replacing.

Additional sampling yielded that one of the tanks was not entirely empty and may have leaked.  

On flat roofs you have to look at poles, HVAC etc. attached to the roof.When contractors do not install properly they can leak from the bolts put in the roof, bad flashing,etc.Flat roof you usually get core samples to see the quality underneath the most recent layer put on.

Mold  air sample test came back low, more mold outside than inside.
