After 3-5 years on average you have to expect a few things to do and we also take the opportunity to do some upgrades.The range is wide: we just had a tenant move out after 10 years and they left the home in great condition, but had to replace 2 vinyl windows that had broken thermo seals, replace the kitchen vinly floor with LVP and upgrade some of the light fixtures.

Seller seems to think the vacant pads are worth very little, and of the 1.2M paid, most of that goes towards the income producing pads (with homes on them)...because the "CAP rate could not apply to vacant lots".Does anyone with appraisal experience can shed some light on this?

The market has softened as a result of higher prices and higher interest rates.Jobs in the zip code are mainly in the services sector, including retail, hotels, restaurants and entertainment and some light manufacturing.

From what I am observing it is seemingly reactionary to cover lower margins and out of necessity to make deals pencil.Meanwhile I am hearing this spun or disguised to help raise capital, negotiate better ownership splits or to merely keep the lights on.

Hey @Dave Kush , I'm not sure that changing the lease in the middle will work.You can ban it in common areas mid-lease, but it is unlikely the case for the specific unit.Either way, it's a pretty tricky subject...maybe @Mark Ainley can shed some light on issues he had with smoking in Chicago...
