Overall we have vastly more “good” tenants, and the law allows you to get rid of the bad tenants and maintain a desirable place to live for the good tenants who you want to keep.High-maintenance <=> High-Return: Those prior two points drive what I meant when I said the cash flows and NOI should be about double what they are on a “vanilla” MF (multi-family) purchase at the same price point, but it can be a high-maintenance proposition to manage the screening on the front end, the day-to-day management issues, the more frequent turnover and vacancies, and the frequency of needed court filings to get the keys back from a tenant when somebody is not being a good neighbor to your other tenants in the lodging house.Bottom line: We think we were right on point five years ago when we identified that SROs fill a critical niche that is in extremely high demand.

It makes sense, most have no credit, no balance sheet yet possess this desire to own real estate with no proper direction or understanding of the business and this is the unfortunate outcome.

Financing the deal with private money was effective for quick acquisition and rehab, which added substantial value by making the property more desirable for tenants. The main lesson from this investment was the importance of careful property valuation.

Hello fellow Investors (fix and flip)

Hello everyone, I've done 3 buy and hold rental properties, and now I want to do flips, I need investors and I have some that have shown interest, in addition to speaking to private lenders that are willing to fund 70% of the LTV (based on the desired property)I'm seeing a lot of deals from wholesalers, but the problem is, some of them close in 2 weeks and some as long as a month, and they don't take conditional offers, and the good ones fly off the shelf really quick. My question is, how does someone like me close one of those deals within this short period, how do you arrange the equity and financing with little to no inspections sometimes even.I'd like to know how do I prepare myself to be able to close one of these good deals right away when they are offered to me and many others?

It is rural and 30 minutes outside of a major city, however, it does have a 20x30 shop that a tenant under the right circumstances might find desirable.
