We could make minor repairs, leave it as a single unit and demand a higher rent for the extra bedrooms (would have been a 2/1 for both units if a duplex but a 4/2 for single family).

This will continue to cause rents to increase as investors will demand a higher risk premium and renters will be hurt in the long run.
