Unfortunately people do not run on facts/data but emotions.

If I casted a broad net, like I did in the beginning, then you get a lot off emotional form fillers.

While a low fund isn't an automatic red flag, it's definitely something to look deeper into.

One more tip – people remember stories that trigger their emotions.

You need to think/act fast so that you do not have deeper issues on the construction side to the point that you start to lose on profits or cannot get the deal sold and lose all your money.1.

(Compare it to your last repair bill)  Then I would dig deeper into the claim.

While I prefer to see properties hit the open market as that's often where the most value is realized, I have seen deals that made sense for all the parties involved that did not hit the open market.For returns, commercial investments do operate differently than residential, and the primary difference I see is the emotion vs. numbers of the deal.

Definitely not a slam dunk because you did have some info on these issues, and did have the opportunity to dig deeper on these issues during your due diligence window and renegotiate accordingly prior to closing.

I've seen it happen or at the very least dig in deeper with their underwriting and review of your loan request.  

I would want to dig deeper on the assets from your fathers trust.
