I have been doing some research but hit a road block. 

I see too many of these pull a rabbit out of a hat deals that just cause you more trouble and headaches down the road. 

I realize down the road letting if I am trying to simply pay mortgages off the ROE  is no longer a useful gauge. 

It can really look good on paper and in my case being a couple of years down the road, it may not really work out how you envisioned when the property was first acquired especially in a lower-tier neighborhood.

Maybe you can consider buying his further down the road.

Pair it with some local al-a-carte activity add-ons (partner with owners of these businesses Trap Shooting, Of Roading, Horseback Riding, etc...) and your rental can build its own niche
