The central dashboard is a nice feature along with the revenue management and automated messaging (when it works) the integration with platforms like pricelabs and beyond pricing isn’t there yet, as well as task delegation for staff such as area managers and cleaners.

First, a frequent poster and STR host cited his vetted CPA saying that he needn’t send his cleaner a 1099 and he can still claim those expenses, as long as his has proof of payment (checks or electronic payments or payment Apps).

I think this makes everything cleaner for taxes, documenting historic rental payments, and legal issues that may arise due to the barter, etc.  

Check for hot tub cleaners that are familiar with STR change overs.

Something else to consider would be that you already likely have cleaners, handyman services and the like in Orlando area.

Now tell me which is cleaner, nicer and has a better potential for a higher return when you go to sell or refinance.

From here, low-cost would be working with your cleaners on communication, email/text, and creating a shared calendar to track guests check-in and check-out, and then communicating dates/times for cleaners to be there. 

I've found it's cheaper to hire a cleaner to wash greasy walls or dusty walls and for everything else there's primer.

I sent pictures of the mess my cleaner sent (ashes, cigar wrappings for their blunts, piss left in the toilet, kitchen sink mess, iron burnt mark on my rug), told them they had more guests and left my front door wide open after checking out......But I'm only claiming the damaged rug because nothing else was really "damaged" .
