I think due to the rapid expansion during the pandemic that caused housing prices to skyrocket mixed with interest rates, no one is able to successfully do an LTR (unless you BRRRR but even then numbers are tight).

(Confusing we know, this means that not only does the customer stay for 7 days or less on avg. they also don't come back multiple times during the year for separate trips and these stays add up to > 30 days -> Trip one: 7 days, Trip two: 7 days, etc.)Personal use of the property of 15 days or more OR more than 10% of the total rental days will cause the property to become a residence.

It’s taking Seller a while to provide the HVAC report but while time passes after due diligence - Flooring cost is way too expensive at the price point they’re asking for 130K + Care of property never took place till decided to sell so I’m not comfortable any longer - Home sits on corner lot on a slight hill with crawl space - Lots of weather changes has caused the home to settle + improper supports needed.
