I like that lawn and snow removal is taken care of in an association, but dislike that expense each month. 

If you don't care about income and are more of a capital gain kind of guy, prices are already high (as you noticed) and there's plenty of land available to buy so I'm not sure how much is left in the tank.

My advice is to tread carefully.

Higher-quality areas attract tenants who are more reliable and tend to take better care of the property.

And, being 23, raised in this world, I really don't care about substance, I care about making that $ yo!

@Nick Henry this also comes down to how much time you have available and how much effort you are able to put into purchasing a home or building and doing renovations and then finding quality residents to live and take care of your asset.

Just trying to gauge whether your bookkeeper is overcharging, especially if you are splitting duties.I would be careful with real estate-specific software.

Is this pocket a value oriented area (most sq ft per dollar of rent) or will they care more about proximity to highways, retail, walkability?  

I think that could be dangerous if people are not careful in their evaluation.
