.-- Some make you go to every length of the law to get them out, making you incur expense (and for some owners) great stress (those who will face homelessness seem to do this--ie. not another rental for them, but couch surfing at a relatives, or in the street in a cardboard box in the snow and rain).Most just move out, but some will create damage to the unit (what they consider revenge) because they have that type of personality.

So in trying to fix them, we took off some layers of cardboard walls and found out that back in maybe the 1950's by the newspapers in the wall that there had been in a fire and the walls were burned.

Issue is getting the seller to go for it.. unless there is a formal assumption and the seller is relieved of their liability to the existing mortgage the seller remains on the loan and therefore if its a loan reported to fico it stays there and if its a loan that has a possible deficiency judgement against the owner that stays there.So its no issue really for you as a Buyer the main issue is risk to the seller  IE you default and the seller is in some tight spots.. they have a mortgage in their name but do not own the asset you do.

.: The reason those contractors want so much money upfront is because they know you are inexperienced and you want them to pay for materials upfront.If you allow a contractor to pick materials they will buy the bare bones cheap stuff most of the time.What you need to do is ask for a material list from your contractor if you don’t know what to buy and purchase it yourself and pay for LABOR ONLY.a) The materials should be spec'ed in the Scope Of workb) If you provide the materials and do not allow the Contr any markup at all, then you need to pick them up, or meet the truck, sign for them, unpack them, dispose of all packing and cardboard, carry them into the house and set them where you want them to go.To ask the Contr to do all of the above for free is totally unfair...
