Hi Everyone, Currently, I have my flip business in Saint Louis.

The house sits near a freeway junction and a busy street, and while my previous rental was also close to the freeway, something about this home's elevation makes the noise unbearablyintrusive.

I contribute that much monthly any way as my side business helps to get me where I want when I retire. 

I personally believe that a better way to jump into mid term rentals is to take a course on buidling a property management company or cohosting business where you bring your skillset to the table without the intial investment into all the furniture and leases.

I would check with your CPA before setting anything up.If you are talking about referring people to local fun businesses like the boat rental, restaurants, amusement parks etc then there is no problem.

But 2025 offers other opportunities that did not exist 10 or even 5 years ago - think AI and online businesses.

These are leased to businesses (like chain stores) that cover taxes, insurance, and maintenance, making them much more hands-off than residential rentals.Real Estate Syndications / REITs – You can invest passively in commercial real estate (apartment complexes, self-storage, industrial, etc.) through syndications or real estate investment trusts (REITs) without being a landlord.Hard Money Lending / Private Lending – With $500K in equity, you could act as a private lender, funding real estate investors who flip homes or develop properties.

Incredibly poor business deal.
