Since the biggest risk is being accused of fraud, and since a remote entity won’t help you in fraud lawsuits, again, it probably doesn’t matter.  

The biggest thing you need to analyze is how easy is it to release this space if the the tenant leaves. 

Omaha has a lot of good stuff going for it, weather and taxes being the biggest drawbacks.
