So if only 1/3 is purchased, then the 1/3 sales price would be added to whatever basis the buyer has in the 2/3 of the house and added together for total basis in the property.

The advantage to that is that you would be able to take advantage of the still available deduction of of the full interest on the mortgage and the property taxes and the appreciation can be added to your equity when you do buy a home to live in.
