I would check comps around your area that would have similar specs to your renovated home.

Like he said, there isn't a ton of detail in the original question so it's hard to be too specific, but Dave's the guy with the answers, whatever your specs are.

While opportunity costs can be a separate discussion, if you have a bird in the hand that hits all your specs, then it'd be silly to pass on it because of a pseudo-rule that someone else created.

I should expand on Margate that a bunch of big money built $700K+ priced homes on spec but lower priced product is still moving.
