Over the past 4 months I sent out about 3,000 letters to a semi-targeted list (2% reponse rate), made 1,000 cold calls (25% response rate), had multiple investor friendly realtors looking for oportunities, and of course checked zillow/realtor daily.

Last week I received a letter from my insurance company stating they were going to discontinue my policy due to the current condition of the property (missing siding) and due to the fact that I am not currently living there (which is not true).I contacted my insurance broker and due to the fact my current insurance company disclosed the cancellation, they could not find another company that would insure the property.I just filed a dispute with the state.

@Matthew L HearnHi Matthew,The tenants are not in the way if they have a signed lease, and you do have to honor the lease once you take over the property.Once the tenant's lease expires, you can always send a letter of non renewal so that they will vacate the unit once the lease expires.Make sure you read the leases carefully and the expiration dateGino
