There are turnkey companies or platforms like Roofstock that assist investors in doing so or you can contact property management companies or look for investor friendly real estate agents in that market to assist you.

Our issue would be getting down payment assistance - we don't know how to get started with that.

The only time I do/would carry is if I am in an area where there is no reasonable expectation of any kind of public assistance, such as hiking in a very remote area.
